Kerala is not a city, and a house in Kerala cannot be built like a house in an inland metro. The hill country sits at 700 to 2,100 metres in the Western Ghats. Monsoon arrives in June and lingers through September, with a second spell of post-monsoon rain in October and November. Humidity stays high through much of the year.

Local building tradition has answered all of this for centuries: sloped clay roofs with deep overhangs, raised plinths, breathing walls in laterite or country stone, oxide and IPS floors, deep verandahs and central courtyards. Our practice draws directly on that vocabulary, whether the brief is a traditional plantation bungalow or a sharply contemporary villa.

Do you take on land-purchase due diligence in Kerala?

Yes. We help with plot evaluation, approach roads, water table, slope and drainage, and can coordinate with local surveyors before you commit.

How does the local approval process work for a Kerala home?

We prepare drawings to local panchayat format and represent you through the approval process, including site inspections.

What does a per-square-foot rate typically include and exclude?

We share a fully itemised budget. Civil, joinery, services and finishes are included by line. Exclusions like landscape, pool and FF&E are listed separately, never hidden.

Can you manage the build for me while I live elsewhere?

Yes. Many of our Kerala clients live in other states or abroad. Weekly video updates, digital sign-offs and milestone payments are standard.

Do you also operate the home as a homestay once it is built?

We do not operate homestays, but we can specify FF&E for homestay operation and connect you with operators we trust.

What is the right time of year to start a Kerala build?

October to May is the productive site window. We use the monsoon months for design, costing and joinery in our workshop.
